International buyers are looking for your Orlando Florida MLS listing

According to the public search site for Orlando and surrounding Central Florida area MLS,, 15% of their website traffic is from international visitors!  What does this mean for by owner sellers in Kissimmee and Orlando as well as Lake, Polk, Volusia and Hillsborough counties?  It means that if you want to get seen by international buyers, you need to be in the Mid-Florida Regional MLS system. 

Thinking FSBO is the appropriate route to sell your home in Central FL?  This could be the worst decision possible.  Selling your home as a For Sale By Owner in Orlando would be similar to a presidential candidate campaigning by putting signs up in his own home’s yard and telling a few friends about his intention to run for office.  Or maybe this candidate takes it one step further and puts his message on a website or two that is not seen by all voters. 

In this analogy, the MLS would be the equivalent to a registered voters’ public website.  But what is the MLS?  The MLS is where all agent listed homes and flat fee listings are displayed for other Realtors and ultimately by the public via the public versions of the Multiple Listing Service such as  Whether the buyer is a Floridian or an international resident, they are going to utilize the most efficient way to search for homes online.  In some cases they will contact an Orlando real estate agent and that agent will do the actual searching.  But the agent certainly isn’t going to look for homes for their buyer by driving around and looking for FSBO signs.  In fact, that contradicts everything the Realtor stands for since the agent expects to earn compensation for bringing the seller a buyer.  Agents expect to receive somewhere around 2 or 3% to do so and generally speaking, For Sale By Owner sends the message of:  “NO COMMISSION OFFERED TO AGENTS.”    Central Florida real estate agents only locate Florida homes for their buyers via the MLS.   

Not giving your central Florida property exposure on the Orlando area MLS and in turn, internationally searched sites such as and, drastically reduces the odds of your home being seen by national, international and local Florida buyers.  Flat fee MLS listing is the best option for sellers who want to cut the commission costs but still get the same exposure as a full service listing. When you list your home on, your flat fee listing gets advertised on hundreds of real estate sites in addition to the MLS.
