Could December actually be a good time to start your Florida flat fee MLS listing?

It’s that time of year again…as we approach the holiday season, many people are spending time shopping for gifts, going to parties and traveling.  However, some of our flat fee listing sellers are preparing their homes to put on the market in anticipation of the “snowbird buyers” heading south.  Some northerners who visit relatives or friends in Florida have plans to buy or search for real estate while they are here and some property sellers want to capitalize on that. 

Listing flat fee MLS gives sellers the ability to spontaneously put a house on the market on their own schedule without the pressure of a real estate agent whose motivation is usually self-centered. The only way to achieve exposure on publicly viewable MLS listing sites is to list with a full service agent or list flat fee on the Multiple Listing Service through a company such as  This is because the data feeds directly from the local Florida MLS.  Whether the property is in Miami, Orlando, Jacksonville, Pensacola, Tallahassee or Tampa Bay, all listings will appear on because it is the direct national public link to search MLS listings.  Buyers can search for homes on the MLS online, see virtual tours in many cases, view photos, research the local area and much more.   So by the time they reach Florida, they have done their homework and are ready to begin viewing the homes.  Flat fee listings are seen by these buyers just the same as any full service listing listed in the MLS. 

There really is no wrong time to list your home flat fee MLS.  But if you think the end of the year is hopeless, think again.  Remember the snowbirds and if you do, you might just be the early bird catching the worm!
